Committees
The strata council delegates specific responsibilities to two standing committees. Both committees report directly to the council and operate within annually approved budgets. Committee membership is recorded in the strata council minutes.

Grounds Care Committee (GCC)
The Grounds Care Committee oversees common area upkeep, community programs, and resident communications for Long Lake Heights.
Responsibilities include:
- Common property landscaping and seasonal maintenance, in coordination with the strata’s grounds contractor and caretaker
- Annual community programs: Red Bin fire debris collection, Invasive Species removal days, and FireSmart awareness events
- Entrance signage upkeep
- Community website operation
- Coordination with the strata manager and caretaker on grounds-related matters
- Aesthetic recommendations to council on common property improvements
- Implementation support for capital project recommendations from CARPC
Membership: 3 to 5 residents, with at least one council member serving as chair.

Capital Asset Replacement Planning Committee (CARPC)
CARPC is responsible for long-term infrastructure planning across Long Lake Heights. The committee’s work is guided by the strata’s current depreciation report, which covers shared infrastructure across the three Long Lake stratas (VIS 830, VIS 762, and VIS 1703).
Responsibilities include:
- Identifying shared infrastructure assets likely to need replacement within five years
- Developing cost estimates and recommending replacement timelines to council
- Commissioning engineering studies as needed (studies above $5,000 require council approval)
- Supporting contractor selection for council-approved capital replacement projects
Limitations: CARPC does not oversee routine maintenance, direct construction, or manage ongoing operations.
Membership: 5 to 7 residents, with at least three council members including the chair.

Nick Leone (GCC Chair) also serves on CARPC, alongside the strata President and Vice-President.
Committees No Longer Active
The Parking Committee and the Electrical and Planning Committee are no longer active standing committees.
Parking matters are now handled operationally by the strata caretaker. Residents with parking concerns can contact the strata manager at Colyvan Pacific.
Electrical and long-range planning matters have been consolidated under CARPC.
